To provide conveyancing to 4 residential developments across London, including plot progression through to completion and post-completion.
Responsibilities and Accountabilities:
Plot Progression
Progress new reservations to exchange by liaising with our external counsel, buyer’s solicitor and our sales team
Giving clear instructions to external counsel and answer enquiries relating to the development site
Carry out client due diligence and Anti-Money Laundering checks for all buyers, make assessment on the risk profile of the clients and prepare AML packs for sign off.
Preparing reports and trackers for director meetings and monthly reports
Keep track of the deposit due following exchange and chase the relevant parties
Completion
Report into weekly meetings on completion issues and solutions
Instruct our external counsel on serve notice and completion dates
Deal with any completion issues, liaising with our solicitor and buyer’s solicitor and our customer relations team
Deal with any rescissions and liaising with sales team to assist them to resell unit
Post completion
Dealing with ad hoc queries from customer services/managing agents
Dealing with consents/deeds of variations/licences to alter
Dealing with legal issues when buyers breach lease covenants
Legal site set-up
Attending meetings with technical for briefings
Liaising with our external counsel in drafting contract and leases
Collating information for our solicitor for the legal pack from land and planning/technical
Technical Competencies:
To be interested in the construction industry and property law.
Preferably a law degree or legal background and/or some experience in conveyancing.
Must have a can do attitude and is able to learn quickly on the job, work efficiently and have attention to detail.
