Assistant Property Manager – Real Estate – Owner / investor. OUR CLIENT – is a leading and well-established, central London, landed property estate and asset manager. Further to restructure and organisational changes within the company, they are now looking to add an Assistant Property Manager to their illustrious property team.
Reporting to the Manager, THE ROLE will see the APM being responsible for managing relationships with the a variety of tenants, which involves meeting with tenants on occasion during night-time operating hours, as well as assisting with the day-to-day management of their portfolio. Other duties include:
Taking responsibility for controlling the property administrative system.
Fostering good relationships with all stakeholders, primarily with tenants by managing the life cycle of the tenancies from lease start to end and ensuring all processes are followed and supporting documentation delivered:
Sourcing tenants for vacant units to maximise occupancy, following up leasing enquiries, undertaking viewings, negotiating lease terms consistent with set parameters and administering lease documentation.
Engaging proactively with tenants, obtaining a strong understanding of their service needs, and providing tenant account information and support.
Reporting and resolving issues in conjunction with the operations team.
Ensuring estate assets are appropriately and robustly managed.
Assisting with the administration and certification of the tenant service charge.
Identifying value-added services to improve the market experience for the customers.
Engaging with external stakeholders, including adjoining landowners and local authorities as appropriate.
Maintaining and reporting accurate and timely data on the market’s units and tenants.
Maintaining accurate and comprehensive supplier records on terms, conditions, renewal dates, KPI’s, SLA’s).
Collaborating effectively with other departments to deliver the best possible outcomes for the market and tenant relationships.
Identifying and implementing opportunities to enhance asset value and tenant mix in line with the companies’ statutory obligations and strategy.
THE PERSON – You must possess previous experience of working within the commercial property management sector, including experience of handling lease renewal and related property administration. You should also have experience of estates management, and a demonstrable understanding of maintaining compliance.
