Fund Manager – European Real Estate Long IncomeGlobal – Role will be based in London, Frankfurt or Paris and the preferred candidate will have to be a global thinker and have a high level of awareness of global issues affecting real estate performance of European real estate over the long term (economics, financial market, business/consumer trends, technology etc). The Role We are seeking a Fund Manager to join our successful Real Estate Long Income team within the Aviva Investor Real Assets Team. The role will involve working alongside the Head of Long Income, the broader Long Income team, the Global Client Service Team and the Origination, Asset Management and Operational Teams. The role will be visible to investors and their advisors, particularly in the current growth phase of the mandate. The successful candidate will be expected to be well known in the European real estate industry and to participate in industry and client events to further advance the firm’s reputation and profile. Responsibilities Act as a Real Estate Fund Manager in accordance with fund management agreements to achieve agreed performance objectives.Take a lead role in marketing activity with both existing and potential clients and help shape the direction and strategy of the broader European Long Income real estate business to be a best in class fund manager.Management of the existing portfolio of European long lease assets, together with sourcing, creating and acquiring of suitable investments and growth of the Fund. The role will also involve supporting the Investment Specialist and Global Client Service Teams in maximising profitable fee income through retaining existing clients and securing new clients. Taking ownership of funds under management to deliver or exceed expected performance for clientsAnalysing market conditions and understanding the investment environment to start to develop informed investment opinions.Contributing to the development of the overall fund management processUndertaking Real Estate fund management within the terms of the fund management agreements to achieve client’s desired outcomes.Working collaboratively with colleagues across Aviva Investors to implement innovative strategies to manage risk, optimize profits and enhance performance.Building relationships to keep up to date with industry trends and investment insight.Identifying and implementing value enhancement opportunities, including developments.Providing guidance and support to the team to enable them to maximise rental income and optimising lease terms to deliver long secure income to investors with low volatility of returns.Driving the creation and updating of Fund Strategy Plans and communicating these to investorsExperience within a multi-asset house is a plus, but not essential.Having clarity of the restrictions and guidelines in place for funds managed and acting as a role model in adherence.Identifying and implementing sales in accordance with stated fund strategy and business plans. Requirements EssentialDirect experience in the management of relevant European real estate funds. This experience should cover regulated open-end funds and investing in a variety of property types.Extensive knowledge of long lease property investment management, with a track record of identifying and delivering investment opportunities, on market and off market.Deep knowledge of fund accounting issues, fund structures and key tax issues relating to structures/investor-types and knowledge of raising/managing debt and managing currency hedging strategies within real estate funds.Recognized and highly respected in the European institutional investor community.An extensive amount of relevant real estate fund management/investing experience.MBA or CFA is a preference. MRICS a plus. Ideally IMC or equivalent (if no CFA).Strong analytical skills.Extensive development funding experience through structured finance or long lease property investment.High quality planning and organizational skills used effectively to manage change and innovation.A great communicator who can readily deploy verbal, written and presentation skills.Experience within a multi-asset house is a plus, but not essential.Excellent English language skills required, and preferably other European languages would be an advantage.About youLeadership – Demonstrably strong leadership and management skills. You should exhibit an understanding of the risk-return attributes of financial investments in general as well as within real estate.Personal qualities and drive – You need to be emotionally intelligent, team oriented, intellectually curious, an outstanding communicator (through a range of media), and a natural leader. Able to establish strong relationships with both internal and external stakeholders at senior and operational levels including asset managers, property agents, valuers, investment agents, corporate finance advisors and lawyers. Analytical rigour and personal integrity are essential qualifications. Alignment with the firm’s purpose, vision and investment philosophy is also necessary, as is the ambition to support the delivery of our bold business growth strategy with energy.In this role you’ll be ‘Certified’ under the Financial Conduct Authority / Prudential Regulation Authority’s Senior Managers and Certification Regime (SMCR). This means that we’ll need to complete some regulatory background checks on you before you take up your role and we’ll need to ask you some questions on an annual basis to make sure you remain ‘fit and proper’ and competent to carry out your role. We’ll provide training on what holding a SMCR role means when you join us and annually thereafter.
