We currently have an exciting opportunity for a committed Christian with property management experience and a heart for the older people to be part of this vital and fulfilling position.
Reporting directly to the Director of Property Services, you will have a key role in ensuring the provisions of each property is safe and comfortable and responding efficiently to repair requests and needs.
This role is part of the support function provided by our Head Office in London, however, you will be working remotely with regular travelling across our various homes.

Everything we do in our Homes, Schemes, and in the Head Office Team (Operations, Property, Human Resources, Finance, Marketing and IT services) and through our community activity, supports that.
Responsibilities:
Working with the Director of Finance, Operations and Property Services to agree on maintenance budgets;
Tendering, monitoring and supervision of long-term maintenance contracts such as lifts, special baths, fire alarms etc;
Prepare reports in relation to ongoing and forecast work and budgets;
Develop and maintain procedure manuals for staff;
Produce recommendations on future cost planning;
Develop and maintain the departmental library of good working practices, (e.g. Specifications, Building Regulations, British Standard Codes of Practice, etc.)
Responsible for orders, invoices, accounts, etc;
Authorise Approval Forms in line with the Society’s Property Administration Policies;
Implement full condition surveys of the existing stock;
Maintain the computerised property information systems (Maintenance Forecast, Asbestos Register, etc).
Develop, maintain and administer systems to ensure the Society obtains good value for money.
Advice on life cycle maintenance investment decisions;
Liaise with statutory agencies such as local authorities, legislative bodies, etc.
Skills/Experience:
Minimum of 5 years experience in the relevant field of work;
HNC in Building Surveying or similar;
RICS, CIOB qualified or similar;
Background in Building maintenance, Housing association or Almshouse property role, Facilities management, Project management;
Portfolio of maintenance work;
Able to prepare estimates, drawings and specifications for projects and project manage them.
Computer literate and able to work in Excel, Word, etc.
Team player;
Self-motivated;
Willing and able to travel extensively as the role requires;
A clean driving licence, valid for UK driving;

Hours:
40 hours a week, usually worked over 5 days.
